Learn MoreWhat the roof check finds in Rancho Santa Margarita
Factory-built metal or gas is nearly universal here, often direct vent, and only about 1 home in 25 is older than 1980. That leaves little brick, so the roof visit is about flue tops, chase covers and tile flashing, with few surprises in the mortar. Days run warmer and nights cooler than the coast in this foothill setting, and the sun still bakes crowns over time, with rust following water. La Habra in 2014 was felt here, and past the mountains lies the Elsinore fault.
