A hairline crack in the firebox refractory, a damper that sticks or has warped, mortar wearing away on the smoke shelf, and a cracked smoke chamber are all things we are feeling and looking for before they turn into a safety problem. Our technicians work across Santa Monica and Santa Monica Bay and the Westside, going hands-on with every accessible part of the hearth system and backing it up with on-site photos and a written report.

Clearance-to-combustibles compliance review

A Kanan Dume Corridor Homeowner Called After Santa Ana Winds Left Debris Packed Inside Her Chimney Cap

Last October, a homeowner off the Kanan Dume corridor called us after a three-day Santa Ana event. She'd tried to light her first fire of the season and noticed smoke rolling back into her living room within minutes. She assumed the damper was stuck. It wasn't. When she walked outside and looked up at the chimney, she could see leaves, small branches, and grit wedged into the cap screen. The mesh was partially collapsed on one side, bent inward by wind-driven debris. Her concern was carbon monoxide. She has two kids under five, and the smoke smell lingered in the hallway for hours after she put the fire out. She wanted someone out that week.

We hear versions of this call every fall from homeowners along Latigo Canyon and Encinal Canyon too. The Santa Ana winds funnel hard through those canyons, pushing chaparral debris, dried eucalyptus bark, and fine ash directly into chimney caps that weren't designed for that kind of volume. A damaged or clogged cap doesn't just block draft. It changes the pressure dynamics inside the firebox, forcing combustion gases, including carbon monoxide, back into living spaces. That's not a maintenance inconvenience. That's a safety failure. Her instinct to stop using the fireplace and call for an inspection was the right move.

What Our Fireplace Inspection Found: Refractory Panel Cracks and a Damper That Hadn't Sealed in Years

We ran a Level 2 inspection per NFPA 211 standards, which includes a video scan of the flue interior. The cap damage was obvious and easy to document, but the real problems were inside the firebox. Two of the four refractory panels had vertical cracks running nearly their full height. Cracks like these let heat reach combustible framing behind the firebox wall. The clearance-to-combustibles gap in her 1980s-era Brentwood home measured just under two inches in spots, which is already tight. Cracked panels reduce that margin to almost nothing. We also found the damper plate corroded in an open position. It couldn't close fully, meaning conditioned air was leaking up the flue year-round, costing real money on every utility bill.

We replaced both cracked refractory panels, installed a new stainless steel chimney cap rated for high-wind exposure, and fitted a top-sealing damper that locks airtight when the fireplace isn't in use. The CPSC recommends CO detectors near every fireplace, and we confirmed hers were functional before we left. If you're in the Kanan Dume corridor, Latigo Canyon, or Encinal Canyon and your fireplace hasn't been inspected since the last major wind season, book a fireplace inspection now. Debris accumulation and refractory damage don't announce themselves until smoke is already in your house.

Fireplace Inspection in Santa Monica

Santa Monica is where Bayside works from, so visits here are the easiest to fit in. Close to the beach, the cap and the chase cover come first, because salt carried in on the onshore breeze settles on the top of the chimney every day. North of Montana and up toward Sunset Park, more of the visit goes into older brick and the flue.

Fireplace Inspection in Pacific Palisades

The Palisades Fire in January 2025 burned through much of Pacific Palisades, and a large part of the neighborhood is being rebuilt. A new house often has a factory-built fireplace or a gas unit with a metal flue, while a house that survived may have a chimney that sat through the heat and smoke. We inspect both kinds, and on a rebuild we check the cap, chase cover and termination before the roofing closes in around them.

Fireplace Inspection in Brentwood

Brentwood is a short drive up San Vicente from Santa Monica, and its houses often have two or three fireplaces. We look at every flue on the roof, not only the one the family lights, and the rust note lists each cap on its own line so you can see which one is going first.

Fireplace Inspection in Malibu

Malibu is the longest drive on our schedule, so we group visits by stretch of coast and fill the day. A beach house on PCH gets the hardest salt exposure we see, and its cap, chase cover and flashing are checked first and photographed up close. Up the canyons, the same visit gives more time to the spark arrestor.

Fireplace Inspection in West Hollywood

West Hollywood has many older apartment buildings where several units share one chimney stack. On those roofs we check each flue and note which unit it serves, so the owner gets one report with every fireplace on it. In a bungalow the visit is shorter: cap, crown, flashing, then the sweep.

Fireplace Inspection in Beverly Hills

Beverly Hills homes often have more chimneys than the household uses, and the ones nobody lights get the least attention. We check every stack from the roof, then sweep and inspect the fireplaces in use. The rust note lists each cap and chase cover by where it sits on the roof, so a contractor or house manager can find it.
