Learn MoreWhat the roof check finds in Rancho Palos Verdes
Housing spread across the peninsula mostly in the sixties and seventies, so chimneys here tend to be masonry unless a remodel brought in gas or a factory-built unit. Few homes are prewar, and ocean exposure means the top of the stack ages harder than its years suggest. Ocean wind and salt work on caps and fasteners, and anything loose gets tested. Portuguese Bend saw a brush fire in August 2009 that reached Rolling Hills, and this whole area has the Palos Verdes Fault beneath and offshore.
The Houses
On our Rancho Palos Verdes visits: sixties and seventies tract and custom homes, masonry chimneys, remodels with gas or factory-built units.
On the Roof
Cap and fasteners in salt and wind, chase cover on remodels, then crown and mortar on sixties and seventies masonry.
Which Metal
Along the coast here, 316 stainless is our default; homes further up the hill may do with standard stainless.
