Learn MoreWhat the roof check finds in Newport Beach
Newport Coast brought large modern estates after its 2002 annexation, while Lido Isle and Balboa Island keep homes on the water. Fewer than half of units are detached, and salt hits hard near the bay, so metal choices here matter more than in most cities. Newport Beach lent its name to the Newport-Inglewood fault, which passes through the coast here. Salt and damp air keep steel rusting and masonry wet, and wildland near Crystal Cove borders the Newport Coast hills.
The Houses
On our Newport Beach visits: Lido Isle and Balboa Island homes, older beach houses, Newport Coast hillside estates, condos.
On the Roof
Rust on caps, chase covers and fasteners around the bay, then crown wetness, flashing, and embers on Newport Coast.
Which Metal
On the islands and around the bay, 316 stainless with matching fasteners; on Newport Coast, add fine mesh for embers.
Same Day, Nearby
Newport Beach visits often share a day with Huntington Beach, Balboa Island, Costa Mesa.
