Learn MoreWhat the roof check finds in Palos Verdes Estates
Frank Vanderlip's peninsula project got its plan from the Olmsted firm in the 1920s, yet half the homes came later, by 1964. Steep lots make access harder, which is exactly why we go up and show you the chimney in photographs. Fog and sea breezes keep these slopes damp, which corrodes caps and fasteners, and loose parts get shaken by wind. Beneath the area and offshore runs the Palos Verdes Fault, a good reason to watch older masonry.
The Houses
On our Palos Verdes Estates visits: Olmsted-planned peninsula homes, older masonry chimneys, sloping lots, almost entirely detached and owner-occupied.
On the Roof
Rusted fasteners and caps in the fog, wind-loosened parts, then crown and mortar on older hillside masonry.
Which Metal
Near the water, 316 stainless with matching fasteners is the sensible call, because fog and salt work on everything else.
Same Day, Nearby
Palos Verdes Estates visits often share a day with Torrance, Lunada Bay, Lomita.
