What's Included
A Level 2 camera scan is the inspection required when a home changes hands. We feed the camera the full length of the flue ourselves, recording liner condition, joints, and any cracks or blockages the firebox never lets you see. Our inspectors cover Santa Monica and Santa Monica Bay and the Westside, and we can usually get you scheduled the same day. The photo report we hand back is written to hold up with agents, buyers, and lenders alike.
After the Santa Anas Ripped Through Kanan Dume, a Brentwood Seller Found More Than Missing Cap Screens
A homeowner along the Kanan Dume corridor called us last October, two days after a Santa Ana event tore through with 60-mph gusts. She'd listed her property and the buyer's agent flagged the chimney during a general home inspection. The cap screen was partially sheared off and sitting in the rain gutter. Leaf debris, twigs, and what looked like animal nesting material were packed into the top of the flue. Her concern was straightforward: escrow had a 17-day contingency window, and she needed a Level 2 chimney inspection with a written report before the buyer would remove it. She wasn't sure if the damage was cosmetic or structural. That distinction matters, because a cracked flue tile hidden behind creosote deposits can kill a deal overnight.
We hear versions of this story throughout fire season from Latigo Canyon down through Encinal Canyon. Santa Ana winds don't just knock caps loose. They drive fine grit, ash, and canyon debris deep into the flue system, packing it against the smoke shelf and damper assembly. Homeowners notice the obvious part: a tilted or missing cap. What they can't see is whether that debris blocked the flue, whether heat cycling cracked the liner, or whether prior windstorm damage was patched over with incompatible mortar. A standard visual inspection from the rooftop won't answer those questions. A Level 2 inspection with an internal camera scan will. That's what NFPA 211 requires before any property changes hands, and it's the only way to document the actual condition of the flue interior for an escrow file.
What the Camera Found Inside the Flue - and How We Got Her to Closing
We ran a high-resolution camera from the firebox up through the full length of the flue. The scan revealed two cracked clay liner tiles at the mid-section, right where the flue bends slightly near the roofline offset. Both cracks ran vertically, consistent with thermal stress combined with seismic micro-movement. The mortar joints between tiles had separated enough to expose the chase wall behind them. None of this was visible from the damper or the crown. Below the damage, compacted debris from repeated Santa Ana events had built up a 2nd-degree creosote layer mixed withiteite and dried leaf material. We documented every finding with timestamped images and measurements, formatted for the escrow report. The buyer's inspector accepted the report within 48 hours. We then provided a repair estimate for the liner and cap replacement so both parties could negotiate credits before closing.
NFPA 211 defines a Level 2 inspection as mandatory when a property is being sold, after a chimney fire, following an earthquake, or when the appliance type changes. In Brentwood and the surrounding canyons, including the Encinal Canyon corridor, the trigger is often wind damage that exposes hidden deterioration. Bayside Chimney Contractors performs every Level 2 inspection with technicians using articulating camera heads that capture detail behind offsets and bends. Our turnaround for a written escrow-ready report is typically 2 to 3 business days. If repairs are needed, we can schedule chimney repair work the same week to keep your transaction on track. That's the difference between a report that identifies problems and a contractor who can fix them before your contingency deadline closes.

Chimney Level 2 Inspection in Santa Monica
Santa Monica is where Bayside works from, so visits here are the easiest to fit in. Close to the beach, the cap and the chase cover come first, because salt carried in on the onshore breeze settles on the top of the chimney every day. North of Montana and up toward Sunset Park, more of the visit goes into older brick and the flue.

Chimney Level 2 Inspection in Pacific Palisades
The Palisades Fire in January 2025 burned through much of Pacific Palisades, and a large part of the neighborhood is being rebuilt. A new house often has a factory-built fireplace or a gas unit with a metal flue, while a house that survived may have a chimney that sat through the heat and smoke. We inspect both kinds, and on a rebuild we check the cap, chase cover and termination before the roofing closes in around them.

Chimney Level 2 Inspection in Brentwood
Brentwood is a short drive up San Vicente from Santa Monica, and its houses often have two or three fireplaces. We look at every flue on the roof, not only the one the family lights, and the rust note lists each cap on its own line so you can see which one is going first.

Chimney Level 2 Inspection in Malibu
Malibu is the longest drive on our schedule, so we group visits by stretch of coast and fill the day. A beach house on PCH gets the hardest salt exposure we see, and its cap, chase cover and flashing are checked first and photographed up close. Up the canyons, the same visit gives more time to the spark arrestor.

Chimney Level 2 Inspection in West Hollywood
West Hollywood has many older apartment buildings where several units share one chimney stack. On those roofs we check each flue and note which unit it serves, so the owner gets one report with every fireplace on it. In a bungalow the visit is shorter: cap, crown, flashing, then the sweep.

Chimney Level 2 Inspection in Beverly Hills
Beverly Hills homes often have more chimneys than the household uses, and the ones nobody lights get the least attention. We check every stack from the roof, then sweep and inspect the fireplaces in use. The rust note lists each cap and chase cover by where it sits on the roof, so a contractor or house manager can find it.
