Chimney Masonry Repair in Brentwood: Written Report, Licensed Technicians

She'd found chunks of mortar on her roof deck after a November windstorm. The chimney cap was still attached, but barely. Gritty debris had collected inside the flue, and she could see daylight through a horizontal crack about four courses down from the crown. Her house was built in the early 1980s, a ranch-style home tucked into the hills along the Kanan Dume corridor where Santa Ana gusts routinely exceed 50 mph. She wasn't sure if the damage was from wind, the 1994 Northridge quake, or just decades of thermal cycling. She wanted to know whether the whole chimney needed to come down or if targeted masonry repair could save it.

We hear versions of this call from homeowners across Brentwood's canyon neighborhoods. Properties along Latigo Canyon and Encinal Canyon face the same pattern: hot, dry Santa Ana winds blast debris against masonry surfaces, strip protective coatings, and work loose mortar joints that were already weakened by seismic micro-cracking. A chimney cap that's been rattled by wind becomes an entry point for rain during the wet season. Left alone for two or three winters, water penetrates the mortar joints and starts spalling the brick from the inside. By the time you notice staining on your interior fireplace surround, the damage has usually spread well beyond what's visible from the ground.

We ran a Level 2 inspection with a camera scan, which NFPA 211 requires any time there's visible exterior damage or a change in use. The flue liner had two hairline cracks consistent with earthquake stress, and seven mortar joints on the windward face had eroded to a depth of three-quarters of an inch or more. The chimney cap was cracked through its center and no longer sealed against wind-driven rain. We recommended tuckpointing the deteriorated joints rather than full repointing, since the remaining mortar was still bonded and structurally sound. For the mortar itself, we selected Type S over Type N. Type N is standard for above-grade work, but Type S provides higher compressive strength, which matters on a chimney exposed to the lateral wind loads common along Latigo Canyon and the Kanan Dume corridor.

After tuckpointing, we replaced the cap with a cast-in-place concrete crown reinforced with wire mesh and applied a silane-based waterproofer to the entire chimney exterior. Silane penetrates the brick rather than sitting on the surface, so it won't peel or trap moisture behind a film. The full repair took two days. If the damage had gone another season, the cracked liner and water intrusion would have put this chimney into rebuild territory, a job that runs three to five times the cost.
