Some fixes show a price here. Some wait for a look.
Explain the findings
Share the findings through the form and we say which ones we can price.
Why a cap can be priced
A cap is a part we replace as a unit. A leak repair, a cricket and a cricket with new flashing are jobs of known shape. So is a gas insert. Each price lives in a range.
The final quote follows a look.
Pick the priced items first. They are the easiest to plan.
A price range is not a quote. It tells you what to plan for.
Why the rest waits
A crown can be sealed or rebuilt. A liner can be patched or replaced. A chase cover, a damper, mortar and masonry, a smoke chamber and a firebox all run wide. Flashing on its own varies with the roof around it.
We look first. Then we quote. Near the water, a chase cover or cap that has rusted may look worse in a photo than it is, or better.
What failing means
No agency stamps a Level 2. Failing means the report lists conditions the standard or the city's code would reject as they stand, and each needs repair before the fireplace is safe to use.
In a sale, a buyer can bring that list to the seller. Agents and parties settle what follows. Legal and contract advice is not ours to give.
The numbers
These are the figures:
- A chimney cap runs $170 to $695.
- Leak repair is $580 to $3,450.
- Cricket alone: $465 to $1,045. Add a full flashing replacement: $695 to $1,700.
- Gas insert, set into an existing firebox: $2,900 to $5,800.

Repair questions
Why not price the crown too?
A crack in a crown may be shallow or deep. Only a look tells us.
Do I need to fix every flagged item?
That is your decision. We quote each item separately so you can choose which to do first.
Are a cricket and flashing the same part?
They are different parts. The cricket is a small peak behind the chimney that sends water around it, and flashing seals where the chimney meets the roof. We price the cricket by itself and with a full flashing replacement.
