The inspection flagged the chimney. Do this next.
Order the Level 2
Use the form to give us the address and say who gets the report.
Read the flag first
A line about a cap, a crown or flashing points to the roof. A line about the flue or the damper points inside. Knowing which tells us where to begin.
Send us the page if you have it.
Why the next step is a Level 2
The Level 2 goes up on the roof and down the flue with a camera, then includes the accessible attic and crawlspace.
Each finding is photographed, so your buyer sees the cap or the crown on their own screen.
Fits the standard
Under NFPA 211, a Level 2 fits a sale. It fits a chimney fire, an earthquake and a fuel change too. Your buyer is not asking for more than the standard does.
That is a calm thing to say if the seller's side pushes back.
What you hand your buyer
A written report with photos, on inspection day. Forward it to the seller's agent if your buyer wants to.
It is a findings report, not a government grade. Any item that the standard or the city's code would reject needs a fix before the fireplace is used. What your buyer asks of the seller, you steer. Legal and contract advice stays with others.
Prices for your buyer
Level 2 and Level 1, with one figure each.
- Level 1 chimney check
- $57
- Camera scan, Level 2
- $405
Repairs are priced after we inspect.
Agent questions
How quickly can you book?
We book quickly. Call with the address and the names for the report. The report and its photos come the same day as the inspection.
Does the seller's side see the report?
Only if your client says so.
What if the flag was only about the cap?
The Level 2 starts at the cap and works down, so the rest of the flue is covered too.
Do you read the home inspector's note?
Send it along. It tells us whether the flag points at the roof or the flue, and we begin there.
Send the flag, get the inspection
Give us the address and the buyer's note. We arrange the Level 2 with you.
