Many units on one list, seen in one trip
Send us the unit list
The form takes addresses, counts and where the key box is.
How the key box works for us
Tell us where the box is and who has the code. We move from unit to unit through your list. Nobody has to wait at a door.
If a unit is occupied, give us the tenant contact. We follow your notice rules.
From the roof down, on each
At every unit we start at the roofline: cap, crown, flashing, chase cover. In buildings near the water, sea air is the first thing to wear those parts.
Then the flue. A Level 1 stays with what is accessible. A Level 2 puts the camera through the whole flue and also covers attic, crawlspace and roof areas that can be entered.
The roof comes first because that is where weather arrives first. The flue comes second because it holds what the roof let in.
Counting the cost
Per fireplace. Select the level, take its price from the table and multiply by the fireplaces on your list.
Gas and wood units can share a list. Say which is which.
What goes in your file
One report, with each fireplace named and photos included, delivered the day we inspect. Each owner or board member can find their unit's fireplace by name.
Under NFPA 211, a Level 2 fits a unit that is sold or transferred. It fits a unit after a chimney fire or a quake, or once the fuel is switched. Use that to choose which units get the Level 2.
If one fireplace shows a problem, the report says which one.
Per-fireplace prices
Take the level you need and multiply by the number of fireplaces.
- Level 1 inspection
- $57
- Level 2 chimney inspection
- $405
- Wood flue sweep
- from $230
Repairs are quoted after the inspection.
Manager questions
Do all my fireplaces need the same level?
No. Mark each one Level 1 or Level 2 on your list.
What if one unit is gas?
Include it and note the fuel. The report names every fireplace.
Is there one price for the whole building?
The price is per fireplace. Multiply it by the count.
