Fireplace Inserts in Brentwood: Written Report, Licensed Technicians

Last October, a homeowner on the Kanan Dume corridor called us after a three-day Santa Ana event. She'd opened her damper to light the first fire of the season and found the firebox half-filled with dried brush, shredded eucalyptus bark, and fragments of a rusted chimney cap screen. Wind-driven debris had blown straight down the flue. She could see daylight through a gap where the cap once sat flush against the crown. Her concern was reasonable: she wanted to install a gas insert to avoid dealing with creosote, but she also worried the flue itself was compromised. Her 1970s-era masonry fireplace had never been scoped with a camera, and she had no idea what the liner looked like below the visible damage.

That starts with getting on the roof and running a camera down the flue, not with picking out a unit from a showroom catalog.

We performed a Level 2 inspection per NFPA 211 standards, which includes a camera scan of the full flue interior. The results were typical for a Kanan Dume corridor chimney exposed to decades of Santa Ana cycles: two cracked clay liner tiles in the upper third, a deteriorated mortar crown with no drip edge, and a cap that had corroded through at three of four attachment points. The firebox itself was structurally sound. We recommended a new stainless steel liner sized for the insert she wanted, a poured crown repair, and a wind-rated cap bolted to the new crown. For her situation, a direct-vent gas insert made the most sense. It uses its own coaxial vent pipe inside the new liner, which means combustion air comes from outside and exhaust exits through a sealed system. No interaction with the damaged clay tiles at all.

If she had preferred a wood-burning insert, the liner requirement would have been the same, but the insert itself would need EPA certification to meet current emissions standards. Brentwood sits in the South Coast Air Quality Management District, so wood-burning restrictions apply on designated no-burn days. We walk every customer through this tradeoff. Gas inserts give you 75-85% efficiency ratings and work on no-burn days. EPA-certified wood inserts burn cleaner than an open fireplace but still fall under AQMD rules. Electric inserts skip the liner question entirely but produce no real heat output worth measuring.
