Chimney Flashing Repair in Brentwood: Written Report, Licensed Technicians

Late last October, a homeowner on a hillside lot backing up to the Kanan Dume corridor called us about a brown water stain spreading across their living room ceiling, about two feet from the fireplace wall. They assumed the roof was leaking. But the stain only appeared after a Santa Ana wind event followed by a light rain, not during heavy storms. We ran a Level 2 inspection per NFPA 211 standards, including a camera scan of the flue interior and a detailed assessment of the exterior envelope. The step flashing along the uphill roof plane had separated from the masonry at three points. Packed debris had corroded the original aluminum flashing from the back side - a problem you can't see from ground level. The counter flashing, which was surface-mounted with sealant rather than cut into a reglet joint, had pulled away entirely on the windward face. We replaced all step flashing with lead-coated copper, which resists the abrasion that canyon grit causes on softer aluminum. The counter flashing was reset into cut reglet joints in the mortar, then sealed with a flexible urethane rated for movement.

On the uphill side, we installed a chimney cricket to redirect water and debris away from the base of the chimney. Homes along the Latigo Canyon and Kanan Dume corridor ridgelines collect more windblown material than flat-lot properties in central Brentwood, and a cricket keeps that material from pooling. We also reset the cap with mechanical fasteners rated for high-wind exposure. The full repair took one day.
